Ideally, every property owner wants to have tenants who are reliable, tidy, respectful of the property, and able to pay their rent on time. While finding and keeping good tenants can be a challenge for some property managers, there are a few tricks that can help keep all properties occupied by the right kind of people. Read on for our tips on attracting and keeping good tenants.
Present the property at its best
Before showing the property to prospective tenants, make sure it is clean, tidy and presented well. Make sure the property is professionally cleaned and aired out, any necessary repairs are made, lawns and gardens are tidy, and rubbish is removed from the property. Good tenants will be looking for a well-presented property, and one that appears to have been treated well will attract tenants who will do the same.
Thoroughly screen your tenants before signing
Before selecting a tenant, it’s important to run a credit check, call all their references, call their previous landlords and verify their income to ensure they’ll be able to make rent payments. You need to know you’re choosing a tenant you can trust and by selecting the right tenants in the first place, you’ll avoid a lot of unnecessary hassles later on.
Be responsive to the needs of your tenant
It’s just as important for your tenants to trust you as it is for you to trust them. Make sure you’re available to take tenant calls should a problem arise. If the property needs tending to or there are power, water or electricity issues, they’ll need to contact you immediately. Make sure you’re available and that any problems can be addressed in a timely manner.
Be respectful of the tenants’ privacy
While the property may not be the tenant’s house, it is their home. That means that unexpected visits are not welcome (or legal). Make sure the tenant is given notice before you show up unexpectedly.
Ensure the property is well maintained
Property managers should perform regular checks on the property to ensure all light fittings, locks, appliances and equipment is working correctly. Tenants may become frustrated if they have to repeatedly contact the property manager about repairs; so ensure that all necessary maintenance such as gutter clearing, house washing, electrical repairs and checks are performed regularly.
