5 Summertime Home Improvements to Increase the Value of Your Property

It’s officially summer in New Zealand! We’re sure looking forward to the warmer weather, longer days, and a relaxing Christmas holiday.

Today, we thought we’d share some ways to increase the value of your summer property by adding some warm weather features. The demand for rentals tends to be higher in the summer. By making a few changes, you may be able to charge a higher weekly rent and take advantage of the increased demand.

Here are our favourite ideas:

Install an air conditioning unit.
During the summer, temperatures soar and humidity increases – no one wants to be hot and sticky in their home. You can increase the perceived value of your property by installing an air conditioning unit. Better yet, choose a heat pump that provides cooling functionality. This way, you’ll ensure that your tenants are comfortable year round!

Time for a deck?
If you’ve been thinking of adding a deck to your property, maybe summer will give you that extra push! Nothing says summer like a Kiwi BBQ on the deck. Get the deck built before summer and enjoy increased rents year round!

Install fly screens.
Fly screens have yet to hit mainstream culture in New Zealand, but they’re the standard in many other countries. Why not offer your tenants something special by giving them a fly-free summer? This is certainly something to highlight when you show your property to prospective tenants. The promise of a fly free kitchen and a peaceful night (no more flies buzzing around their heads!) is sure to persuade many tenants.

Fresh coat of paint on exterior walls and structures.
It’s summer, so don’t count on clouds or rain to hide a peeling paint job. If your rental home is in need of a coat of paint on the outside walls, make plans to take care of it while the weather is fine. You might even be able to paint while your tenants are away on holiday so they can return to a bright and beautiful home. And don’t forget about fencing and other structures around your property. Give those a fresh coat of paint while you’re at it!

Take extra care of the yard.
In the summer, we tend to spend more time outdoors. It’s also the time of year when weeds grow rampant and the grass can quickly get out of control. An out of control yard can make a property look run down, so don’t neglect this important aspect of your home!
