Moving Out

If you wish to move out of one of our properties, the first thing you need to do is notify us in writing.

If you have a Periodic Tenancy you are required to give 21 days notice in writing (as per The Residential Tenancies Act)
If you have a Fixed Term Tenancy you need to notify us a minumum of 21 days before your fixed term expires.
If you have a fixed term tenancy and wish to move prior to the expiry of that term, with the owners consent we can advertise to find someone to take over your tenancy but there are associated costs. Please contact our office for more information.
Once we have received your notice in writing (email is accepted), we will write to you confirming we have received your notice and outline our vacating procedures and your final rent amounts.

Keys
By 5pm on the final day of your tenancy you must return all keys to our office along with your carpet cleaning receipt. Please note that you are deemed to have remained in occupation of the premises until the keys, remote control door openers or anything of the like have been delivered. Rent will be charged until they are all returned.

Final Inspection
Once you have cleaned and vacated the property your property manager will do the final inspection. You do not need to be present for this inspection as the property manager will always contact you and give you a chance to remedy anything that is unsatisfactory.

Getting Your Bond Back
The bond for your property has been lodged with the Department of Building and Housing. They will have sent you a refund form at the beginning of your tenancy. This needs to be signed by all parties who signed the original lodgement document and must be signed with the same signature. (Our office retains a copy of the original lodgement and the refund form if you have misplaced yours). Should the signature not match for any reason the bond centre will not process the refund.

Once the final inspection has been carried out and all parties are happy, the refund form will be sent to the Bond Centre for processing.

They can take up to 5 working days to process the refund and will only pay your bond out into a New Zealand Bank Account Number. If you are still waiting for your bond back you can contact the Bond Centre on 0800 737 666 to find out if there is a problem.
